Purpose & Vision
The Wheat Grower Hotel was built in 1918 with 86 rooms and a ballroom and kitchen and functioned as such until its closure in the mid 1980’s. The purpose of the Wheat Grower Hotel renovation is to restore the hotel as a ‘historical tourist destination’ with 10 suites on the second floor, restaurant, museum, gift shop, and coffee kiosk on the first floor, ballroom and brewpub in the basement, and courtyard on the south side of building.
Purpose of the Wheat Growers Hotel
(1) The goals of the Corporation are to renovate the hotel into a destination historic hotel to attract both local, state, and out of state guests.
(2) The current attraction of historic hotels is sweeping the nation as an effort for individuals to visit and enjoy the glory days of the early 20th century.
Plan for the Development of the Hotel
(1) The renovation of the hotel will be a multi-phased process. Starting with the renovation of the courtyard with a $2000 matching grant from the City of Kimball the courtyard will be renovated so that various receptions (i.e. birthdays, weddings, family reunions) can be held in the courtyard thereby becoming a revenue source for the hotel.
(2) The long-range goals are to renovate the entire hotel structure with 10 guest suites on the second floor, restaurant, museum, gift shop, and coffee kiosk on the first floor, ballroom and brewpub in the basement.
Applications and Marketing Strategy
Historical Tourism continues to hold a very large market, especially for the 50 – 70 age demographics. In the last 10 years many of the hotels built in the early 1900s have been renovated for those customer that want to visit and stay in historic hotels and bed and breakfast hotels. In the Midwest states customers typically pay anywhere from $95 to $200 per night to stay in historical hotels. Currently in western Nebraska only a very small number of historical buildings have been renovated for hotel use. Most early 1900 buildings have long been demolished. With guest suites and a restaurant, both the traveling tourist and local residents will be customers for the hotel.
Hotel’s Place in the Market
(1) The hotel will provide service for customers in the following manner:
- Historic suites for the ‘historical tourist’
- Fine dining in the restaurant for both local residents and traveling tourists
- Ballroom for weddings, company events, personal events, etc.
- Courtyard for receptions, parties, events
- Boutique
- Historical museum about the hotel’s history and the history that wheat played in the development of the surrounding city and community
- Brewpub highlighting the nostalgia of the ‘Speakeasy’.
(2) The hotel’s renovation will become the hub of historical tourism for the panhandle of Nebraska. The City of Kimball will benefit from the Wheat Growers Hotel by increasing tourism and thus revenues.
Initial Development Strategy
(1) Potential buyers of Ownership Shares will come from the following:
- Local residents that have memories of staying, eating, and attending events at the hotel over the last 88 years,
- Non-local individuals that visited the hotel sometime in the past
- Individuals interested in owning a piece of a historic building
(2) The target marketing for sell of ownership shares will be locally and via the Wheat Growers Hotel website.
